From I-91  (Exit 8 – Weathersfield/Ascutney):

  • Take Exit 8.
    • From northbound I-91, turn left onto Route 131 West.
    • From southbound I-91, turn right onto Route 131 West.
  • After 3.5 miles, turn right onto Route 106 North.
  • Continue approximately 7 miles.
  • Turn left onto Baileys Mills Road.
  • Drive 1.3 miles. The inn will be on the left, just past the historic cemetery.

From Woodstock, VT:

  • Take Route 106 South for ~9 miles.
  • Turn right onto Baileys Mills Road.
  • The inn is 1.3 miles down, on the left.

From Ludlow/Okemo Mountain:

  • Take Route 103 South to Route 131 East.
  • Turn left onto Route 106 North.
  • After ~7 miles, turn left onto Baileys Mills Road.
  • The inn is 1.3 miles ahead, on the left.

Free Guest Parking is available on-site, adjacent to the main house.

By Train (Amtrak):

  • Windsor–Mt. Ascutney Station (WNM)13 miles / ~20 minutes
    Served by the Amtrak Vermonter line with daily service between Washington, D.C. and northern Vermont. Convenient for travelers from NYC, Connecticut, and Massachusetts. Located in downtown Windsor with rental cars and local taxis available.
  • Claremont Station (CLM)17 miles / ~30 minutes
    Also on the Amtrak Vermonter line. Located in Claremont, New Hampshire, across the Connecticut River. Taxis and rentals available nearby.

By Air:

  • Lebanon Municipal Airport (LEB) – 30 miles, about 45 minutes from the inn.

Tom Dunlay’s lifelong passion for history and preservation led him to this beautiful 1830s property. He is an avid collector of antiques, with a special interest in historic lanterns and early firefighting equipment, and has a deep appreciation for the stories that old objects and buildings can tell.

Drawn to the rich history of Bailey's Mills, Tom is proud to take on the role of its steward. He looks forward to sharing his love of the past with guests and is committed to preserving the unique charm of this historic bed and breakfast for years to come.

Originally from Massachusetts, Tom spent many years serving his community as a firefighter and EMT. His career has always been rooted in care, dedication, and public service. He also ran a successful dog walking and sitting business, which allowed him to combine his entrepreneurial spirit with his love for animals. His loyal black lab, Ember, is not only his companion but also a beloved part of the guest experience.

Now channeling his lifelong commitment to service into hospitality, Tom is excited to welcome you to Reading. Whether you are here for relaxation, history, or a touch of Vermont charm, he is dedicated to making your stay warm, restful, and truly memorable.
